Buyer guide
What FHA approval means for you
FHA loans allow down payments as low as 3.5% with more flexible credit standards, so they are one of the most common financing paths for first-time condo buyers. For a condominium, though, the lender underwrites the association as well as the borrower.
HUD reviews the association’s budget, reserves, owner-occupancy ratio, investor concentration, insurance, litigation and delinquency rate. Projects that pass are added to this list for a set period — typically three years — and must be recertified before the expiration date.
If a project’s approval has expired, an FHA buyer can still pursue a Single-Unit Approval (spot approval) on an individual unit in an otherwise eligible project, or switch to conventional, VA or portfolio financing.
Before you write an offer
Confirm the project is approved and that the approval does not expire before your expected closing date. Ask the listing agent or management company whether recertification is already in progress.
If the project is not listed
It may never have applied, or its approval lapsed. The association can apply through HUD’s HRAP process; your lender can also explore Single-Unit Approval.
Sellers and board members
An expired approval shrinks your buyer pool. Recertifying is one of the cheapest ways to protect unit values. See the association resources.
